Online Searches: When using platforms like Zillow, Realtor.com, or Redfin, clicking “More Info” will connect you with agents who pay for your information. To view the home, you’ll need to sign an agency agreement with that agent. It’s always best to send me a quick text, or email and I’ll provide you with the inside scoop on the property. Additionally, if you have a signed agreement with one agent and request a showing with another, you may be obligated to compensate both parties.
Neighborhood Searches: If you find a home you like while driving around, Avoid Calling the Number on the For Sale Sign, text me the address, and I’ll provide you with the inside scoop on the property. Without an agency agreement with the listing agent (the agent on the For Sale sign), you will only receive the price and publicly disclosed information. Furthermore, if you have a signed agreement with one agent and request a showing with another, you may be obligated to compensate both parties.
Active Listings: Occasionally, homes may appear as active listings, but the listing agent may not respond to your buyer’s agent’s request for a showing. This often indicates that they are in negotiations with multiple offers and are not accepting additional showing requests.
New Build Tract Homes
Please note that builders require your Realtor to accompany you on your first visit to their sales office. If your Realtor is not present, they will not be compensated by the builder and will be unable to negotiate on your behalf.
Purchasing a newly constructed home in a housing tract differs from buying an existing or resale home. Our team is here to guide you through the various details and decisions, including floor plans, finishes, lot locations, upgrades and future value.
Negotiation on Price: To maintain stable property values, new communities may increase prices for new phases but typically do not lower them. However, your agent can negotiate upgrades and finishes on your behalf, ensuring you get the best value for your investment.
Communication: Urgent communications will be sent via text, and new listings will be emailed each morning. Please inform your agent about who should receive these daily texts and emails.
Travel Plans: If you are actively touring homes with your agent and plan to be out of town for an extended period, please inform them in advance. This allows them to schedule showings and manage their commitments effectively, especially if you are in escrow and need to meet deadlines while you are away.
