Save yourself the hassle: Simply text or email us the listing address, and we’ll provide you with insider details on the property, schedule a showing, and keep your representation clear and consistent.
Important: If you have a signed agreement with one agent and request a showing through another, you may be obligated to compensate both parties.
Neighborhood Searches
Found a home you love while driving around? Don’t call the number on the For Sale sign—text us the address instead, and we’ll get you the full story on the property.
Without an agency agreement, the listing agent will only provide basic publicly available information like price and disclosures. They represent the seller, not you. Plus, if you’ve already signed an agreement with us and contact another agent directly, you could end up owing compensation to both parties.

Active Listings
Occasionally, homes appear as active listings, but the listing agent may not respond to showing requests. This typically means they’re in offer negotiation and aren’t accepting additional showings at that time. We’ll keep you informed and explore alternative options if this happens.
New Build Tract Homes
Critical: Builders require your Realtor to accompany you on your first visit to their sales office. If we’re not present, the builder will not compensate us and we’ll be unable to negotiate on your behalf or represent you in the transaction.
Purchasing a newly constructed home differs significantly from buying a resale property. Our team is here to guide you through floor plans, finishes, lot locations, upgrades, HOA terms, and long-term value considerations.
Negotiating New Builds: To maintain stable property values, builders in new communities may increase prices for new phases but typically do not lower them. However, we can negotiate valuable upgrades, finishes, closing cost credits, and incentives on your behalf to maximize your investment.
Staying Connected During Your Search
Communication:

- Please let us know who should receive daily texts and emails if you’d like others (spouse, partner, family) included
Travel Plans:
If you’re actively touring homes and plan to be out of town for an extended period, please give us advance notice. This allows us to schedule showings efficiently and manage time-sensitive deadlines—especially if you’re in escrow and need to coordinate inspections, responses, or signings while away.
